Eden Scott is delighted to be working with Kelburn Estate, a well-known and beautiful estate located on the outskirts of the seaside town of Largs in North Ayrshire.

Kelburn Castle is the home of the Boyle family and the seat of the Earls of Glasgow and is believed to be the oldest castle in Scotland to have been continuously inhabited by the same family. The house and grounds have been open to visitors since 1977 and in 2007 attracted particular attention when the damaged concrete facing of the Castle was painted by a group of Brazilian graffiti artists. The Graffiti Project remains in place today.

Approximately 70,000 visitors per year come to Kelburn for the various attractions including the Countryside Centre, Wedding Pavilion, Castle, festivals, events, glamping and camping.
My client is now seeking to appoint a General Manager to lead the strategic vision, operations and development of the various leisure and event enterprises at Kelburn. The General Manager will be an effective leader with vision and previous visitor attraction/event venue management experience, who relishes a challenge in developing the future of this long-established business. The role is a senior management position, and involves direct management of the Visitor Centre, Retail, Weddings and Events, Glamping and Office Operations.
The General Manager will be responsible for business optimisation, driving margin control and oversight of day-to-day operational management. A hands-on approach will be necessary, especially in the first season whilst the future strategy is developed and implemented.
This role represents an excellent opportunity to lead a fantastic team in shaping the regeneration of the business, which is world famous for its Castle Graffiti Project, incredible events, and creative atmosphere.

Key responsibilities include:

Financial -working with the Financial Controller, prepare budgets and cash flow forecasts for approval by The Owners and manage The Business within agreed and budgeted financial targets
People – provide strong leadership to Heads of Department and all members of staff and engender a good, hard-working team spirit and working in collaboration with the Estate Manager, Head of Grounds and Gardens to ensure good management of all aspects of the Visitor Experience and Tourism Offering and its maintenance, including the day-to-day management of the staff
Business Development – working closely with the Owners and Director of Kelburn to develop and implement a strategy for the improvement and growth of the business, both short and long term
Operational Management – organising public and private events and deal with external suppliers and operators
Administration – managing the Office and Information Centre, implementing the necessary office and I.T systems for the smooth running of events and the business generally.
Security – taking overall responsibility for the security of the leisure and event enterprises at Kelburn

Key skills and experience required:

Applying candidates should have a CV that details:

• Extensive experience in managing a large-scale visitor attraction, event management, commercial estate or similar.
• Direct experience of property management where customer services and trading are primary features (e.g. tourism, retailing, hospitality, catering, events and accommodation).
• Responsibility for operating substantial revenue budgets.
• Significant team management, mentoring, facilitating and coaching experience.
• Demonstrable experience of business development and business planning, notably: revenue development, partnerships and affinities, new trading, concept development, change management.
• Project management skills
• Demonstrable experience of managing Health and Safety in the workplace
• Experience of responsibility for marketing and promotional planning and business development
• A full, clean driving license for driving the UK essential

Excellent competitive salary circa £40,000 – £50,000 dependent on experience with company benefits.
